WE ARE MOVING! EFFECTIVE MARCH 1ST, 2023, Neighbors Commissary Kitchen + Consulting will be moving to our new 14,000 square foot home on James Island. The new shared commercial kitchen space will feature a secured parking lot for food trucks, open-plan prep space, state-of-the-art equipment, and flexible lease options with optional amenities.

Flexible lease options include full-time tenants and a limited number of part-time monthly rental options. Rates will be based on a tiered system with flexible amenity options based on tenant needs.

Full-time clients will pay a standard monthly rate for full-time, 24-hour access to the kitchen facilities with flexible amenities priced a la carte.

Standard Full-Time Rental: 

Includes 24-hour access to kitchen facilities, commercial kitchen equipment, equipment maintenance and repair, dish room, chemicals and janitorial supplies, trash disposal, pest control, sanitation, maintenance and cleaning of facility, facility and grounds maintenance, potable water access, grease trap, and tenant restrooms. Standard rental rate includes 24-hour access to cold and dry storage, prep space, tasting room, and shared work space.

  • Full-time, Unlimited: $650/month (annual lease ONLY)

  • Full-time, Unlimited in a Private Suite: $1350/month (annual lease ONLY)

  • Full-time, Unlimited in a Semi-Private Suite (includes exclusive use to privately used area and prep tables): $1,000/month (annual lease ONLY)

  • Custom Hybrid Solutions Available: Based on usage

 Monthly Hour Rate Rental: 

Except for Letterholding Tenants, includes limited, controlled access to kitchen facilities, commercial kitchen equipment, equipment maintenance and repair, dish room, chemicals and janitorial supplies, trash removal, pest control, sanitation and cleaning, facility and grounds maintenance, potable water access, grease trap, and tenant restrooms.

Rental of the kitchen is based on the number of rental hours the tenant will use the kitchen in a month. Rental fees for monthly hour rate rentals are collected prior to the use of the kitchen. Monthly Hour Rate Renters must agree to a monthly contract. Additional fees apply for additional hours. Over 50 hours must rent at the standard full-time rate.

  • 10 hours/month: $400/month (includes access to dish room and ice machine ONLY) - hours over 10, billed at $40/hour

  • 20 hours/month: $480 - hours over 20, billed at $24/hour

  • 30 hours/month: $600 - hours over 30, billed at $20/hour

  • 40 hours/month: $720 - hours over 40, billed at $18/hour

 In addition to the base fee, tenants will pay for additional services, storage needs and ameneties, as needed, described in more detail below:

 Cleaning Fees:

 The kitchen and property will be cleaned, sanitized and maintained on a daily basis, but tenants are responsible for keeping their work areas tidy and clean, their designated storage areas organized and clean, used dishes washed and put away, and outdoor parking spot free of excess equipment. If landlord is required to clean up after tenant, additional cleaning fees will apply:

  • A $75.00 an hour cleaning fee will be charged to Tenants account if the Landlord is required to clean up after Tenant. All tenants will be required to use the Standard Clean-up Checklist.
